This client was no exception. They are a boutique asset management firm providing investment management and advisory services to family offices and institutional investors. Founded in 2017, they have offices in London, Luxembourg and Munich. This was the second time we had the pleasure of advising them on their London commercial property strategy.

Previously based in Arlington Street, SW1A we moved them 289 feet along to 33 St. James’s Street, SW1Y in the salubrious area of St. James’s in the West End of London.

The area of St. James’s is full of art galleries, leading designers, independent shops, and world cuisine. Jermyn Street is an upmarket street famous for bespoke tailors and shops offering the finest gentlemen’s attire. In the 17th century the area was home to the British aristocracy and then around the 19th it became an area well known for its gentlemen’s clubs. After WWII the area transitioned from being a very residential area to an area for commercial use. The area still retains many of its original buildings. St. James’s is one of the most expensive locations in the world for office space and we were very lucky to acquire 33 St. James’s Street which offered the best value for space in the area.

The office space they chose was fitted out with good natural light, comfort cooling and all the modern building features you would expect. Our client will also benefit from there being a Commissionaire on the ground floor. It is a short walk from Green Park and Piccadilly Underground Stations.

33 St. James’s Street is just one of the buildings in London owned and managed by The Crown Estate. Dating back more than 260 years, The Crown Estate owns a significant amount of property in London, including 2.6 million sq. ft. of office space in central London and is the largest property owner in London’s West End.

St James’s boundaries are Piccadilly and Mayfair to the North, Green Park to the West, The Mall to the South and Haymarket to the East. The beautiful St James’s Park is also a short walk away.
