Lease Restructuring

Lease Restructuring refers to the current lease being altered in some way even though the current lease hasn’t yet expired.

How Can You Restructure Your Lease?

Some terms are adjusted, while some terms remain the same, but the current lease is kept in place.

The landlord may agree to issue you with a New Lease altogether and a Surrender of the current Lease is agreed.

Lease restructuring can include updating clauses like the lease length, rent payments, rent free periods, Service Charge caps, break options, sub-letting, deposits, etc.

It gives the tenant an opportunity to gain more flexibility, more stability and benefit from better lease terms.

How One One One Can Help

It is imperative that you have an un-conflicted, tenant only advisor, who is able to advise you throughout the lease restructuring process.

We will manage the whole process for you and liaise directly with the landlord’s agent on your behalf to achieve the best package of tenant friendly terms.

We make sure you only sign lease terms that we would be happy to sign ourselves.

We have over 20 years of experience in the commercial property industry.

We are exposed daily to what deals have been agreed in the market.

We know what deal levels can be achieved and we only ever work for tenants, meaning we know how best to negotiate in the tenant’s favour.

We are also very thorough and cover at least 26 points of negotiation (Leasehold spaces) on every Lease.

At One One One we always like being completely transparent with our clients and this is why we charge fixed fees for our service so there are no surprises when you receive our invoice.

There is no upfront cost, and you only pay us a fixed fee if we are successful in finding you a new premises.

We will only look for payment of our fees upon successful exchange, completion or occupation of your new Leasehold premises.
